Our Service
Roof Painting in the Redlands, Bayside and Brisbane
Our Services

Your roof is one of the most visible parts of your home, and in South East Queensland it takes the full force of the sun, the humidity and the summer storms. When the coating on a roof fades, chalks or lets moss take hold, it stops protecting the tiles or sheeting underneath. Barton’s Painting and Decorating paints concrete tile, terracotta tile and Colorbond roofs across the Redlands, Bayside and the south side of Brisbane, and we paint the eaves, fascias and gutters so the whole roofline finishes in one colour scheme.
We are a family-owned business based in Mount Cotton, and our own team of qualified painters does the work on your roof.
Roof Painting Services for Tile and Colorbond Roofs
Concrete and Terracotta Tile Roof Painting
Concrete and terracotta tile roofs are the roofs we paint most often. The two tiles have different surfaces and absorb paint differently, so we choose a primer and topcoat to suit the tile on your roof. After a full clean and primer, we apply specialist tile roof coatings that bring back the colour and protect the surface of the tile.
Colorbond and Metal Roof Painting
Yes, we paint Colorbond and other metal roofs. Metal sheeting needs different preparation and coatings to a tile roof, and on Bayside homes the salt also has to be washed off the roof before painting. Our metal and Colorbond roof painting page explains how we prepare and paint a metal roof, and our guide to painting a metal roof in the Redlands covers Colorbond, zincalume and older galvanised iron in more detail.
Eaves, Fascias and Gutter Painting
Eaves and soffits are often the first place paint starts to peel or stain, and they are easy to see from the street and from your outdoor areas. We can paint the eaves, fascias, barge boards and gutters while we are set up for the roof, or paint them on their own if the roof itself is still in good condition. Painting them in the same visit gives the house a clean, consistent finish from the roofline down.
Signs Your Roof Is Due for a Repaint
These are the signs we look for when we assess a roof for painting:
- The colour has faded, and the sun side looks lighter than the shaded side
- The surface leaves a chalky powder on your hand when you touch it
- Moss, lichen or dark staining is growing on the tiles
- The old coating is flaking, peeling or showing bare patches
- A Colorbond roof has heavy fading, chalking or spots of surface rust
Moss and lichen hold moisture against the tile, so the longer they stay, the faster the surface breaks down. If you are not sure whether your roof needs painting yet, we can look at it when we come out to quote.
How We Prepare and Paint a Tile Roof
Roof paint only lasts as long as the preparation underneath it. Painting over a dirty or mouldy surface is one of the most common reasons roof paint fails within a few years, so every roof we paint goes through the same steps:
- A full high-pressure wash of the whole roof to remove dirt, mould, moss, lichen, chalking and loose coating
- Treatment for moss, lichen and mould so it does not grow back under the new coating
- Drying time before any primer goes on
- A primer matched to the tile or sheeting
- Two topcoats of a quality roof coating suited to Queensland conditions
- A full clean-up of the site at the end
The pressure wash and drying time add to the length of the visit, but they make a big difference to how long the finished roof lasts.
When a Roof Is Ready for Painting
Painting suits a roof that is structurally sound but weathered, faded or stained. We are painters, not roofers, so roof repairs are not part of our service. If the roof needs repairs before it can be painted, a roofer will need to finish that work before we start, and we will point out anything we notice at the quote. On a metal roof where the sheets are badly corroded, leaking or failing, replacing the roof can make more sense than painting it, and we will explain what we find so you can decide before anything is booked in.

What Affects the Cost of Painting a Roof
We quote roof painting by the square metre, because the size of the roof has the biggest effect on the total price. Several other things then move the rate up or down:
- The roof material, because concrete tile, terracotta, Colorbond and older metal roofs each need different preparation and coatings
- The condition of the roof, including moss, lichen, rust and old coating that has to come off
- Access, such as a steep pitch, tight side setbacks or a roof that needs scaffolding
- Two-storey homes, which need more height safety equipment and more time
- The paint system, because a quality primer and roof coating costs more than a cheap paint but lasts longer in the Queensland sun and rain
- Extra areas you add to the same visit, such as eaves, fascias, gutters and downpipes
When we come out to quote, we measure the roof, check its condition against each of these points and give you an itemised quote.
Choosing a Roof Colour and Coating for the Queensland Climate
A roof repaint is a good time to update the colour of your home, especially if you are painting the walls as well. Very light roof colours can show dirt more readily, but they also reflect more heat, which can make a difference to the temperature in the roof space. We can use heat-reflective roof coatings that help with the Queensland heat. At the quote we will talk through colour options and the coatings that suit your roof, and we buy our paint locally through The Paint Place.
Roof Painters Across the Redlands and Bayside
We are based in Mount Cotton and paint roofs in Cleveland, Redland Bay, Capalaba, Victoria Point, Wellington Point, Thornlands, Ormiston, Birkdale, Alexandra Hills and across the south side of Brisbane. Homes close to the water in suburbs such as Cleveland, Victoria Point and Wellington Point deal with salt air as well as sun and storms, and roofs there can age faster than the same roof further inland. The full list of suburbs is on our service areas page.
